In Uttar Pradesh, including the rapidly developing region of Greater Noida, the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) is responsible for implementing and overseeing the provisions of this act.

RERA’s regulations are mandatory for all real estate projects and agents operating within Uttar Pradesh, encompassing areas like Greater Noida. The act specifically applies to:

  • Promoters/Developers: Any individual or entity undertaking the development of a real estate project that exceeds 500 square meters or comprises more than eight apartments is required to register the project with UP RERA prior to any advertising, marketing, or sales activities.
  • Real Estate Agents: Agents involved in facilitating the sale or purchase of properties within registered projects must obtain registration with UP RERA to operate legally.

Steps to Register as a Real Estate Agent in Greater Noida

For real estate agents aiming to operate in Greater Noida, securing RERA registration is a crucial compliance step. Follow this detailed process:

  1. Access the UP RERA Official Website:
    • Navigate to https://www.up-rera.in/.
  2. Initiate the Agent Registration Process:
    • Click on the “Registrations” tab and select “Agent” from the dropdown menu.
  3. Create a User Account:
    • Provide your full name, father’s name, valid email address, and mobile number to set up a new account.
  4. Complete the Application Form:
    • Accurately fill in all required fields, including:
      • Personal Information:
        • Full Name
        • Father’s Name
        • Permanent Address
      • Contact Details:
        • Email Address
        • Mobile Number
      • Identification Numbers:
        • PAN (Permanent Account Number)
        • Aadhaar Number
  5. Upload Mandatory Documents:
    • Ensure that all necessary documents are scanned clearly and uploaded in the specified formats:
      • Recent Passport-Sized Photograph: Acceptable formats include JPG, PNG, or JPEG, with a maximum file size of 100KB.
      • PAN Card Copy: Ensure clarity and legibility; acceptable formats are JPG, PNG, or JPEG, up to 100KB.
      • Aadhaar Card Copy: Must be clear and legible; acceptable formats are JPG, PNG, or JPEG, up to 100KB.
  6. Provide Bank Account Details:
    • Accurately enter your banking information, including:
      • Bank Account Number
      • Account Holder’s Name
      • Bank Name
      • IFSC Code
      • Branch Name and Address
  7. Pay the Applicable Registration Fee:
    • The fee structure is as follows:
      • Individual Agents: ₹25,000
      • Other Entities (e.g., Companies, Partnership Firms): ₹2,50,000
    • Payments can be made through various online methods, including credit cards, debit cards, NEFT, RTGS, or UPI.
  8. Submit the Application:
    • After thoroughly reviewing all entered information and ensuring that all documents are correctly uploaded, submit your application through the portal.
  9. Await Application Review and Approval:
    • Upon submission, the UP RERA authority will review your application for completeness and compliance.
    • If approved, you will be issued a unique registration number and certificate, which will be valid for a period of five years from the date of issuance.

  • Renovation/repair only:

Projects that only involve renovation or repair without selling any units are exempt.
